The rates, expressed in Euro, refer to a minimum of 4 nights (from March to May and from September to November) and for a minimum of 7 nights (in the months of June, July and August) for the rental of the entire structure up to a maximum of 12 people, 10 in the Farmhouse and 2 in the Trullo Saraceno, two children aged 0 to 2 years and two kids aged 4 to 17 years. Maximum rental period: 28 days.

The Reservation is confirmed upon receipt by the Lessor of proof of payment of the booking deposit or the balance (depending on how far in advance the reservation is made with respect to the arrival date), after the contract has been signed. Proof of payment must be sent to infopanoramicapulia@gmail.com. Once proof of payment has been received, it is the Host’s responsibility to send the Guest confirmation of the Reservation.

The booking deposit, calculated at 40% of the total cost of the stay, must be paid by bank transfer within 48 hours of the Guest’s receipt of the Offer. Otherwise, the reservation is not confirmed and the Host shall be free to rent the Property to others.

The balance, equal to the remaining 60% of the cost of the stay, together with the security deposit (€500) and the final cleaning and linen change fee (€500), must be paid by bank transfer no less than 30 days before the arrival date.

In the case of reservations made within 30 days of arrival, the entire amount (total cost of the stay + security deposit + final cleaning and linen change fee) must be paid by bank transfer as confirmation of the reservation, within 48 hours of the Guest’s receipt of the Offer and the House Rules. Otherwise, the Reservation is not confirmed and the Host may rent the Property to others.

In the event of failure to pay the balance and the security deposit within the required deadlines, the cancellation/withdrawal conditions shall apply.

With the payment of the deposit and/or the balance, the Guest implicitly confirms having read and accepted the entire Regulations of PANORAMICAPULIA in all its parts.

At the end of the rental period, subject to verification of the condition of the Property and compliance with the contractual obligations and House Rules, the Security Deposit (normally €500) will be returned to the Tenant by bank transfer no later than 7 days from the check-out date.

Should any damage to the Property and/or to items contained therein be found, the Tenant shall be required to fully compensate the Lessor for such damage. In such case, the Lessor shall be entitled to retain, in whole or in part, the amount paid by the Tenant as a Security Deposit, or the amount corresponding to the cost of repairing/replacing the damaged items, depending on the extent of the damage suffered. The booking deposit may also be partially retained in the event that additional cleaning is required beyond ordinary housekeeping standards and common courtesy. In the event that the damage exceeds the amount paid as a Security Deposit, the Lessor shall be entitled to retain the full Security Deposit and also seek compensation for the additional damage. If, upon return of the keys, the Lessor (or a person delegated by the Lessor) finds damage preventing the immediate use of the Property for one or more subsequent Guest stays, the Tenant shall be obliged to bear the accommodation costs of the subsequent Guests for the entire period during which the Property is unfit for use, with accommodation in facilities of an equivalent standard (or of a higher standard, where equivalent facilities are not available for the required period). If the subsequent Guests do not accept the alternative accommodation proposed by the Lessor, the Tenant shall be obliged to bear the cost of reimbursing the Stay Cost paid in advance by the Guests.

Final cleaning and linen change fees (for stays of 4 to 7 nights from March to May and from September to November, and for stays of 7 nights from June to August) are already included in the cost of the stay.
For stays of 1 to 4 weeks, cleaning and linen changes will be carried out every 7 days.
Any additional requests for cleaning or linen changes beyond what is included in the cost of the stay can be arranged for an extra charge, which will be quoted based on the request.

The Guest is required to pay the tourist tax, equal to 1 Euro/person/day, for a maximum of 5 nights, which will be paid in cash to the Reception Manager at check out.
Not applicable to children under 12 years of age.
Amount subject to change by the Municipality of Ostuni and to be verified at the time of booking.

In the event of early withdrawal by the Tenant and the consequent cancellation of the stay at the Property, the following shall be due to the Lessor:

• 40% of the Rental Fee (Booking Deposit): if the withdrawal is communicated during the period between the Reservation Confirmation and up to 30 days before the agreed start date of the rental;
• 70% of the Rental Fee: if the withdrawal is communicated during the period between 29 and 15 days before the agreed start date of the rental;
• 100% of the Rental Fee: if the withdrawal is communicated within the 14 days prior to the start date of the rental. In such cases, the Security Deposit and the final Cleaning and Linen Change Fees shall be refunded.

In any case of delayed arrival by the Tenant, no refund shall be due for unused days.

Minimum stay of 4 nights from March to May and from September to November, and a minimum stay of 7 nights in June, July, and August for renting the entire property for up to 12 people, 10 in the Masseria and 2 in the Trullo Saraceno, plus two children aged 0 to 3 years and two children aged 4 to 17 years. The maximum rental period is 28 days.

For the stay, we accept the following payment methods:

• Bank transfer;
• Credit card;
• Cash payments up to five thousand euros.

Check-in is from 4:00 PM to 8:30 PM.
We kindly ask our Guests to inform us of their arrival time so that we can organize your welcome in the best possible way.

Check-out is by 10:00 AM.
We ask you to respect the departure time so that the Guests arriving after you may also find the Property perfectly clean and tidy.

Check-in after 12:00 AM is not possible.

The pool is open from May to the end of September. In case of early opening or late closing (for example in the case of particularly favorable weather conditions) the Management will be responsible for informing the Guest at the time of booking. The pool (40 m2) has a depth of 150 cm. and is not equipped with a shallow water area or safety gates.

Children are welcome at PANORAMICAPULIA.
We provide them with a cot, high chair, plates and dishes free of charge, to be requested at the time of booking (maximum 2 cot and 2 high chairs bookable).
Any minors under 18 must be accompanied by at least 1 adult.
The Estate, well described on the website with words and images, is located in the countryside. It is the exclusive responsibility of the adult chaperones to supervise children and all minors for their safety first and foremost and also so that they do not cause damage to the structure. The property and management decline all responsibility for minors and invite the adult chaperones to take care of them by constantly monitoring them.

Pets are not allowed.

Smoking is strictly prohibited in the internal spaces. In this case, a penalty equal to the total deposit paid will be applied. In respect of the Estate and the Guests who will come after you, we invite you to smoke exclusively in the large outdoor spaces, taking care to place the cigarette butts in the appropriate ashtrays that you will find distributed throughout the Estate.

It is possible to host weddings and parties for up to a maximum of 30 people.
The masseria does not handle the organization.
The use of the property for parties and weddings is an extra paid service.
